When will you need planning permission?
You will need planning permission if you are building something new or making significant changes to your building. Such as an extension and changing the use of your building.
This is submitted as a planning application that includes plans such as Architectural drawings. They show your existing property and the proposed project to show the changes being made. This application will be submitted to your local council’s planning department.
During planning, we will help you apply for one of two things: planning permission or a lawful development certificate. A lawful development certificate is recommended if your project comes under your permitted development rights. It is proof to both your local authority and future buyers that your build was legal at the time of the construction.
If your project does not come under permitted development rights, you are legally required to obtain planning permission. Whereby your local authority will assess your proposed design. In both scenarios, we will help put together a planning package that includes: your existing drawings, proposed designs, plus any additional information required by your planning authority.
These applications typically take 8 weeks to reach a decision. During this, our planning consultants will liaise on your behalf, ensuring you have the best chance of first-time approval.
Building regulations
Once you’ve secured planning approval, your next step will be to get your project compliant with UK building regulations. These are a set of statutory requirements that all buildings must meet in order to create a safe and healthy environment. Because of the level of technical detail required, and the number of professionals involved. It’s best to wait until you’ve received planning approval before moving on to this step. Once you are ready, we can help get this stage of your journey underway.
